Are Noida and Greater Noida the same city?

No. Noida is planned and managed by the Noida Authority, while Greater Noida — including Greater Noida West, often called Noida Extension — falls under the Greater Noida Industrial Development Authority (GNIDA). Both are in Gautam Buddh Nagar district, but they have separate master plans, allotment rules and property records, so always check which authority a project comes under.

How do I check whether a project is RERA registered?

Projects in Uttar Pradesh register with UP RERA and projects in West Bengal with WBRERA. Copy the project's registration number from its IndiProp page and search it on the state RERA website to see the approved plan, promoter details, quarterly progress and the committed completion date. A project number looks like UPRERAPRJ… or WBRERA/P/…; numbers with AGT or /A/ belong to agents, not projects.

What is the difference between a new project and a resale property?

A new project is sold by the developer — you choose a unit and pay as per the builder's payment plan, often before completion. A resale property is an individual home sold by its current owner. IndiProp lists builder projects under New Projects and individual homes under Buy and Rent.

Ready to move or under construction — which should I buy?

Ready-to-move homes let you move in or rent out immediately, and flats sold after the completion certificate is issued do not attract GST. Under-construction homes usually cost less and come with staggered payment plans, but carry delivery risk, and GST applies (currently 5% without input tax credit, or 1% for affordable housing). Check the RERA completion date and the builder's delivery record before choosing.

How much home loan can I get?

Under RBI guidelines banks can lend up to 90% of the property value for loans up to ₹30 lakh, 80% for loans between ₹30 lakh and ₹75 lakh, and 75% above ₹75 lakh — the rest is your down payment. The actual amount depends on your income, existing EMIs and credit score. Use our EMI calculator to see the monthly outgo for any loan amount.
